
Salfordians have gathered to launch a new attack against plans to build thousands of flats across a series of high-rise blocks in the city.
Locals are concerned about new plans to construct new accommodation, which will house more than 3,000 residents, at the site of Regent Street Retail Park in Salford.
Developer, Henley Investment Management, has planned to construct the £1bn apartment complex where the ‘outdated’ Salford retail park now stands.
Comprised of 10 high-rise apartment complexes, Henley Investment Management promises a ‘green and sustainable neighborhood’. However, locals are concerned.
In a recent meeting held on January 25, local demonstrators and members of the public voiced their concerns and outrage towards this new development.
They have cited their chief concerns as increased pollution, disruption and congestion during 10 years of construction, loss of well-used accessible and afford shops and local jobs during this period and more ‘luxury apartments’ without the requisite affordable housing needed.
The developer says they cannot contribute to the public transport, roads, schools, and GPs needed for the additional 4,600 residents due to the development’s high £1 billion cost.
The Retail Park is currently host to a number of vital shops for the local community.
However, the developer recently told Salford Now that retailers have been ‘invited back’ to new, more sustainable units once the works are completely.
Speaking in November last year, a spokesperson explained that ‘lots of retail community space’ is being planned for the bottom of the buildings, with the flats on top.
According to the developer, a couple of national retailers have already confirmed that they would be interested in returning to the site – although they cannot be named for legal reasons.
Stuart Angus, who has lived in nearby Salford Quays for the past 13 years, said: “In order for the community to thrive, we need services as well as living spaces, and with the closure of bustling shops, cafes and gym we are losing out on important spaces.
“The closure of these of these businesses will also result in job loses and an overall lack of employment opportunities in the area”.
Lib-dem Cllr Paul Heilbron, who represents the Quays ward, said: “Our hope is the majority of these councillors will use common sense and see the application in its current form as totally unacceptable and one that will devastate an already beleaguered community.
“It is time to re-balance the focus towards the needs of current and future residents, rather than simply on maximising profit,”

Henley Investments has voiced its ambitions on a website dedicated to Regent Retail Park, saying: “We are confident that our plans for Salford’s new neighbourhood will enhance the footfall and customer experience, benefiting both retailers and the wider community.”
